The Story: Mary, a long-time landlord decided to sell her property in Wanaque, New Jersey after 12 years. The challenge however two-fold in that the rental agreement still had over 20 months remaining and she really want to do everything to help the tenants as they’re going through their own unique circumstances.
Selling to another investor didn’t make sense while an owner occupant would leave the tenants without a home (and require Mary to go through the challenging NJ process)

The Story: Daniel was forced to find employment in another state during the lockdown period, leaving his family home in Elmwood Park NJ to a friend who also has gone through a hard time. Unfortunately, they didn’t appreciate the goodwill and instead left it in desperate need for serious repairs. They also did not keep up with payments! A combination that resulted in a mortgage significantly more than the house value.
With our expertise in short sales, while negotiating a settlement with the bank, we joined forces with our in-house realtor to list the property. Not to waste time, we launched our double action marketing campaign, hold a single open house in which more than 250 people participated, received over 20 offers, and managed to sell it ~20% above the bank appraised value.
But we didn’t stop there…! We also jumped into action going the extra mile to get a foreclosure extension direct from the Sheriff’s office (while our client was out of state) to allow for the closing. But the most important and valuable to us was the ability to help Daniel through the process, protect his credit and allow him to continue serving the community in his new job.
